General Building Information

  • Buildings costs are approximately US$70 per square foot (based on total square feet of the home) for a typical home built to the construction standards listed below.
  • You may build whenever you wish. There are no timeframes or time limits in which you must build.
  • You may use your builder in Belize or contract one of our participating builders to build your home.

Construction Standards*

  • Steel reinforced concrete building foundation with concrete block construction, steel reinforced, poured concrete columns and tie-beam system.
  • Steel reinforced concrete roof system.
  • Steel reinforced concrete multi-stage septic system and leaching field.
  • Plumbing.
  • Electric.
  • White color aluminum windows.
  • Hardwood exterior and interior doors.
  • Concrete block stucco finish interior walls.
  • Trowel stucco exterior wall finish.
  • Interior and exterior painting.
  • Security deadbolt lock installed on all exterior wood doors.
  • Locks on all operable windows.
  • Kitchen cabinets.
  • Bathroom vanities.
  • Ceramic tile flooring.
  • Ceramic tile on all wet walls in bathrooms.
  • The appliances are not included, however available.
  • *Please refer to your construction contract with your builder for more information.  Standards above assume builder is constructing exactly to specified plans; alterations by you or the builder may change the above standards. Standards are subject to change without notice.
     

The Community

  • The community has access and frontage on the Belize River, which leads out to the Caribbean Sea.

  • The community has approximately 50% of its land area set aside as preserves, green areas, open spaces and reserves for the benefit and enjoyment of the community residents.

  • The community facilities will be constructed by Waterside Limited and will be maintained by the developer until turned over to the property owner's association (Waterside Community Association Limited).  The association will be established for common property management and sensible deed regulations. As a parcel owner you will have the right in common with all other parcel owners to use such facilities.

  • The community is designed with a main entrance gatehouse controlling incoming and outgoing traffic lanes.

  • All-weather, compacted stone roads are under construction within the development.

  • Water service will be available to parcel owners within the community by Waterside Community Association Limited.

  • Electric service will be available to parcel owners within the community. Electricity will be supplied and billed by Belize Electric Limited.

  • Telephone service will be available to parcel owners within the community. Telephone service will be supplied and billed by Belize Telephone Limited or by cellular phone carrier.

  • Each parcel is approved for an individual multi-stage septic tank and leaching field.

Home construction is separate from land purchase. The home plans, diagrams and floor plans were designed by Waterside Limited’s architects and designers. All of the floor plans on Waterside Limited’s site(s) are suggested floor plans; lot owners are free to utilize their own architects and designers in planning and building homes on their lots.

All of the renderings on this website meet with, and comply with, local and state requirements, and additionally comply with the Architectural Review Board (“ARB”) and the Declaration of Covenants for Waterside, and do not need any further approval from the ARB and/or the Developer and/or association. Some home plans may not be available on certain lots depending on size and dimensions.  Any plans, designs, or models by other architects or engineers, or any alterations, amendments or changes to the renderings on this page, do require approval, as dictated by the Declaration of Covenants, and lot owner(s) are responsible for securing permission from, and remaining in compliance with, all local and state laws and ordinances.

Floor plans demonstrated here are subject to change with or without notice. We reserve the right to change floor plans, exterior specifications, features, designs, dimensions, materials, amenities, prices and terms without notice. All floor plans, variations, exterior landscaping, renderings, photographs and maps are artists conceptions and are not intended to be an exact depiction. Floor plans are not necessarily to scale and may be the reverse (mirror) image of those shown. All measurements are approximate. Square footage is measured from the outside of exterior walls. In no event is Waterside Limited responsible for any modification or alteration of the floor plans demonstrated, and appearance on this site is not a guarantee of availability, or “buildability,” of any particular floor plan. You should have your lot evaluated by a qualified engineer to determine the suitability of building any particular model on this page on your lot, as some models may not be available on all lots, depending on soil, elevations, and other natural conditions. All subsurface and topographic conditions should be verified by you, your engineer, architect, or other professional, before building.

Waterside Limited assumes and accepts no liability for your, and/or any builder, architect, contractor, or other professional’s usage of any of the plans herein, nor does Waterside Limited warranty the workmanship, quality or any other work performed by any builder, architect, or other professional.

Any builders, contractors, subcontractors and developers listed or referred by Waterside Limited are provided as a service and a courtesy to parcel owners of Waterside. The entities listed or referred are NOT affiliated with Waterside Limited, nor are they employees, agents, or contractors with Waterside Limited. As with any purchase, or when retaining any service, you should use caution, and conduct your own investigation into these companies, and conduct your own interviews, inquiries and research into these companies listed or referred. Parcel owners should be aware that blueprints, documents or other plans submitted by any contractor or builder, even those listed on this site, must be approved as dictated in the governing homeowner's association documents. Usage of the entities listed or referred does not ensure approval by any association or board run, owned or operated by any association or developer, of any plat, plan, model or blueprint. Waterside Limited cannot and does not warrant the quality, sufficiency or timeliness of any work performed by the companies listed or referred. Waterside Limited is not responsible for any errors, omissions, misrepresentations, delays, mistakes, malfeasance, nonfeasance, or misfeasance, of any of the entities listed or referred.
